About the course

Large liability claims can threaten the financial stability of property owners and commercial businesses if primary insurance limits are exhausted. This course examines the foundations of Commercial General Liability Coverage A, Umbrella Liability, and apartment building risk management, giving brokers a practical framework for identifying, assessing, and protecting against major third-party liability exposures. You'll learn how Coverage A responds to bodily injury and property damage claims, how umbrella policies provide excess and, in some cases, drop-down protection, and how apartment ownership introduces unique liability exposures involving tenants, contractors, amenities, maintenance, security, and building systems. The course also explores occurrence triggers, underlying insurance requirements, exclusions, loss of rental income, water damage controls, contractual liability, and the broker's role in documenting exposures and recommending higher liability limits where appropriate. By the end of this course, you'll be better equipped to build comprehensive liability programs that protect commercial property owners from both routine claims and catastrophic losses.
